In consideration of the Landlord/Letting Agent agreeing to grant a tenancy of the Property to the Tenant(s), the Guarantor agrees as follows:
- Payment of Rent: If the Tenant(s) fail to pay the rent or any part of it as specified in the Tenancy Agreement, the Guarantor will pay the outstanding amount to the Landlord/Letting Agent on demand.
- Tenant's Obligations: The Guarantor will ensure that the Tenant(s) observe and perform all the terms, conditions, and obligations set out in the Tenancy Agreement. If the Tenant(s) breach any of these obligations, causing loss or damage to the Landlord/Letting Agent, the Guarantor will compensate the Landlord/Letting Agent for such loss or damage on demand.
- Continuation of Liability: This guarantee applies to the initial fixed term of the Tenancy Agreement and to any extension, renewal, or continuation of the tenancy, whether as a fixed term or periodic tenancy, and to any variation of the Tenancy Agreement agreed between the Landlord/Letting Agent and the Tenant(s), unless the Guarantor is expressly released in writing by the Landlord/Letting Agent.
- Indemnity: The Guarantor indemnifies the Landlord/Letting Agent against all costs, claims, liabilities, and expenses incurred by the Landlord/Letting Agent as a result of any breach of the Tenancy Agreement by the Tenant(s).
- Joint and Several Liability: If there is more than one Tenant, the Guarantor's liability is for all Tenants jointly and for each Tenant severally. If there is more than one Guarantor, their liability is also joint and several.
The Guarantor acknowledges that they have had the opportunity to read the Tenancy Agreement (or a draft thereof) relating to the Property before signing this Guarantee.
